Glass Showers in Toronto Condos: Approvals & Logistics

By Jay Siva, Founder · September 17, 2026 · 7 min read

A frameless shower in a condo is the same glass as in a house — what changes is everything around it. Boards, property managers, elevator bookings, and the practical question of how a large tempered panel reaches the 30th floor. We install in Toronto towers regularly; here's how the process actually works.

Board Approvals First

Most Toronto condo corporations treat a bathroom renovation as an alteration to your unit, which typically means notifying management and, in many buildings, signing an alteration agreement before work starts (in Ontario these commonly reference Section 98 of the Condominium Act). Every building's process differs — some want a simple notice, some want contractor documents up front. Talk to your property manager first; it's the single step that prevents delays later.

The Paperwork Your Building Wants

The near-universal requirement is a certificate of insurance from the contractor. We carry $5M in general liability and supply the COI naming your condo corporation on request — the same documentation package we use on commercial work. If your board requires contractor pre-approval, we provide the paperwork before booking anything.

Elevators, Corridors & Panel Size

Glass panels ride the service elevator, and that constrains geometry: at the measure we record the elevator cab and corridor dimensions along with your bathroom, and configure panel sizes and seams so every piece makes the trip. This is a design input, not an afterthought — a panel that fits the bathroom but not the elevator helps nobody. We book the service elevator directly with your building's management and consolidate delivery and installation into a single visit to minimize bookings.

Install Day in a Tower

Condo installs run on the building's clock: work-hour rules, elevator windows, and corridor protection. We schedule inside those constraints, protect the path from elevator to unit, and complete a typical enclosure in the same single visit as a house install. The step-by-step process guide covers what the day looks like.

Does a Condo Cost More?

The glass prices the same — from $850 for a fixed panel and about $1,100 for a door-and-return, per our standard rates. What a condo adds is coordination, and we build that into the process rather than the invoice: the COI, elevator booking, and building scheduling are part of how we work, not line items. Full pricing math is in the frameless shower cost guide.

Frequently Asked Questions

Usually yes, in the sense that most Toronto condo corporations treat a bathroom renovation as a unit alteration — commonly requiring notice to management and often an alteration agreement before work begins. Every building differs, so the first step is a conversation with your property manager. We supply whatever contractor documentation your building requires.

The near-universal requirement is a certificate of insurance. We carry $5M general liability and provide a COI naming your condo corporation on request, along with any contractor pre-approval paperwork your board asks for.

By service elevator — and that is a design constraint we measure for. At the measure visit we record the elevator cab and corridor dimensions and configure panel sizes and seam positions so every piece makes the trip. Delivery and installation are consolidated into one booked visit.

The glass itself prices identically — from $850 for a fixed panel, about $1,100 for a door-and-return. The coordination a tower adds (insurance certificate, elevator booking, building scheduling) is part of our process rather than a surcharge.

The same single visit as a house install — typically a few hours — scheduled within your building's work-hour rules and elevator windows. Fabrication before that is our standard 10 business days from the final measure.
